Florida Taxes and Assessments

    Florida has no broad based income tax, so counties must rely on Sales and Use taxes, and Property taxes to pay for infrastructure and provide the myriad of services that a growing population demands.

    Florida's general sales tax is 6%, however there is an established "bracket system" for collecting sales tax on any part of each total taxable sale that is less than a whole dollar amount.  Additionally, a discretionary sales surtax is imposed by many Florida counties.  To compute the Florida sales tax rate for each county, you add the county imposed discretionary sales surtax rate to the general sales and use tax rate.

    Deed Restricted communities if Florida may be set up as Community Development Districts (CDDs) or Homeowner Associations(HOAs). 

    A Florida CDD can impose taxes and fees as assessments on your property to help pay for the construction, operation and maintenance of certain public facilities.  These assessments are in addition to county and other local governmental taxes and assessments.  The CDD assessments may be posted on your  annual tax bill.

    A Florida HOA can  impose fees for the maintenance of common property and for community management activity.  Homeowner Associations within CDDs typically collect fees separately from the "sister" Community Development  District.

    Real Estate agents and Property Management companies are often secretive and defensive about CDD assessments.  Agents will typically provide assessment information only for properties that you are interested in purchasing.  On a recent visit to Miami, we saw a real estate ad in the Miami Herald with the banner headline "No Home Owner Associations - No CDD Taxes."   Buyer beware!

    Where applicable,
average CDD assessments and HOA Fees are shown.  Assessments are often "apportioned in proportion to the benefit received by each tract of land."  This benefit is frequently calculated based on neighborhood, lot type or lot size.  Please feel free to select and complete the
